Services

From the foundations to the roof

New builds, extensions, renovations: carefully planned, built on schedule.

Request a quote
  • Pitched roofs, new and renovated

Roofing with clay or concrete tiles, plain tiles or slate. When renovating we renew the battens, underlay and flashings at the same time.

  • Flat roofs

Waterproofing with bitumen or synthetic membranes for garages, extensions and commercial buildings, green roofs or PV-ready on request.

  • Roof windows

Installation and replacement with flashing kit, interior lining and shutter. One window usually takes a day, without mess in the room below.

  • Sheet metal work

Gutters, downpipes, chimney cladding and standing seam roofs in copper, titanium zinc or aluminium, folded and soldered in our workshop.

  • Roof insulation

Over-rafter or between-rafter insulation, so the warmth stays in during winter and the heat stays out in summer. We help you prepare the paperwork for subsidy applications.

  • Storm damage and repairs

Slipped tiles, a torn-off gutter, water in the loft: we make it safe temporarily, then repair it properly. Photos and a damage report for your insurer are included.

About us

Three generations on Rosenheim's roofs

My grandfather Georg Hofbauer started out as a roofer in Rosenheim in 1958, and my father added the sheet metal shop in the eighties. I qualified as a master roofer in 2012 and have run the business since 2017.

We are ten people: six roofers, a master sheet metal worker, two apprentices and Ms Huber in the office. Every job has a dedicated foreman, and I climb the scaffolding myself at least twice on every roof.

Roofs in the Alpine foothills have a lot to cope with: heavy snow, foehn storms, hail. That is why we design the underlay, storm clips and snow guards so your roof stays watertight after the next storm too.

„Our 1972 roof was completely re-covered, with insulation and two new roof windows. The scaffolding was up for five weeks, exactly as announced. Beforehand Mr Hofbauer laid three sample tiles on the roof so we could see the colour for real. Details like that make the difference.“

  • „After the July thunderstorm, twelve tiles were missing on Sunday evening. At seven on Monday someone was there to tarp it, and by Wednesday it was all repaired. The report for the insurer came with the invoice.“

  • „The copper gutters on our old farmhouse had worn through. The sheet metal shop made everything new to measure, with soldered joints and forged gutter brackets. Looks like it always did, only finally watertight.“

  • „Garage roof neatly waterproofed, price as quoted. The date moved twice because of rain, which was annoying but understandable. Calls were always returned the same day.“

  • „Before buying, I wanted to know what the roof had in store for me. Mr Hofbauer went up, took photos and told me honestly that it would last another ten years but the gutters would need doing soon. Exactly what I wanted to hear, even though it was not a job for him.“

FAQ

Frequently asked questions

Question not answered here? Give us a call, we are happy to advise.

+49 8031 123456
Do you inspect the roof before quoting?

Yes, always. We look at the roof from outside and from the loft, take measurements and photos. In the Rosenheim district the inspection is free, and you usually have the quote within two weeks.

How much does a new roof covering cost?

For a family home with around 180 m² of roof, a new covering with battens, underlay and sheet metal work is usually between 45,000 and 70,000 euros. With insulation it costs more. Exact figures follow the inspection.

What should I do after storm damage?

Call our emergency number, at weekends too. Do not climb onto the roof yourself. Take photos from the ground and report the damage to your buildings insurer. We make the roof safe and document everything for the insurance.

Will a repair do, or does the whole roof need replacing?

If only a few tiles are broken, a repair is enough. If the roof is over 40 years old, the battens and underlay are brittle or you want to insulate anyway, renovation usually pays off. We price both options for you.

Do I need a permit to renovate my roof?

For a new covering in the same shape, usually not. New dormers, a changed roof shape or a listed building may require a permit or consent. We clarify that with you and the building authority beforehand.

How long does a roof renovation take?

For a family home including scaffolding, usually three to five weeks. We only strip as much as we can make watertight again the same day, so you can live in the house throughout.
